Most companies take popcorn ceilings down by soaking them and scraping the wet texture onto the floor, which works, but it turns the room into a swamp and the cleanup into its own project. We do it differently. Our Festool sanding machine rides the ceiling and pulls the dust straight into a vacuum at the sanding head, so the texture comes off dry and contained instead of raining down as sludge.

Before the machine touches anything, we test older texture for asbestos if the house dates from before the late 1980s, then seal the room, film the floors and wrap the furniture. Once the texture is off, the drywall underneath almost always needs work: gouges filled, screw pops re-secured, seams checked. Then the whole ceiling gets a skim coat, because a ceiling that only gets spot patched shows every thin spot and scratch the moment can lights or daylight rake across it.

When the sanding and skim coating are done, the ceiling gets primed, and a cleaning crew comes through the space. We also offer duct cleaning, so dust that found its way into the vents does not blow back out a week later. How it runs

  2. Seal and protect Filming floors, wrapping furniture, and sealing the room off from the rest of the house.
  3. Sand it off dry The Festool sander takes the texture off while its vacuum pulls the dust in at the head, so nothing rains down.
  4. Repair and skim coat Filling damage and applying a skim coat across the entire ceiling so it reads flat under light.
  5. Prime and clean Priming the ceiling for paint, then a cleaning pass through the space, with duct cleaning available on top.
